Property flirt! A restored Victorian Rectory near King’s Lynn

Do period properties make you swoon? Prepare the fainting couch and feast your eyes on this 4-bed stunner near King's Lynn...

Sowerby's Victorian Rectory King's Lynn Norfolk

When it comes to the housing market, the phrase ‘period property’ can strike fear into the most hardened of house-buyers – visions of leaking roofs, dodgy electrics and rising damp swim before one’s eyes.

Not so with this incredible restored Victorian Rectory on the market with Sowerby’s! Not only does it look absolutely fabulous, it’s been rewired, re-plumbed, re-plastered and refurbished, leaving all of the beauty with none of the headaches. Let’s take a tour, shall we?

Downstairs, the pièce de résistance is undoubtedly the 7.8m x 4m kitchen-diner, with solid wood cabinetry, pantry, Rayburn wood-burner, and a standalone island that’s ideal for food prep (or whipping up a cocktail) while enjoying the excellent view of the church next door. Need a little more space for your expansive wine collection? Simply potter on down to the two cellar rooms, darling!

For more formal dining, pop through to the large and airy formal dining room, with its high ceilings, stripped floors, bay window and double-door access to the garden (perfect for those balmy summer evenings when you want to let the breeze in).

Through another set of double doors is the gorgeous drawing room, also with garden access, and a wood burner for the cosier evenings when you just want to snuggle up with a book.

If you’ve got too many books to fit in the family room, how does your own personal library sound? The third reception room has been beautifully transformed into a library/study, making it the perfect place to escape and enjoy listening to records or thumbing through an old favourite paperback.

So how about the bedrooms? Head up the original staircase to the light-filled landing and you’ll have a choice of four bedrooms, one of which is currently being used as another study/music room (I am obsessed with all the statement wallpaper on display here).

Two of the bedrooms have en-suite wet room facilities, and the top floor also has a family bathroom with a dreamy freestanding bath – which means you can enjoy a soak while you overlook the church views!

Speaking of the church, the outside space that comes with this property all affords fantastic views of the building. With the plot coming to around 1.5 acres, there’s both a front and back garden, as well as a field that runs along the rear of the church with mature trees and a vegetable plot if you’re of the green-fingered persuasion.

Best of all, there’s even a separate coach house on the grounds that’s previously been granted planning permission to be turned into a two-bedroom self-contained dwelling! How’s that for a project for 2022?

Now you’ve had a gander around this beautiful village property, care to take a guess at the price? I think you’ll be pleasantly surprised! Drop your guesses in the comments below and then visit Sowerby’s website to find out if you were right…
